I shall try keep this long story as short as possible..
roughly around 10 years ago a friend of my mums let me use his garage to store a mini and some spares.. a few years later sold his house to one of these companys where you rent it back off them? Well.. he said whilst doing all that paperwork the garage was not on the deeds for the house (its in a block of garages down the road) so he said "you can just have it".. sadly a few years later he passed away.. ive had people sniffing around the garage as people knew my mums friend had a garage but know its no longer with the house so think theres a free garage to be had.. until i was there at the garage one day n told them all i own this place!!! Feck off!! Soooo now i think i should actually make it official that i own it?! But how the hell do i do that?! Where do i go?

Solicitor will sort you out.

If it wasn't on his deeds, you need to find out who's it is on! Agree that a solicitor is the easiest route, unless you fancy all paperwork and digging yourself!

Its a little village next to an old prison.. all the houses used to be for the prison guards, he used to be one.. then they all got sold off along time ago.. the garages just got issued out to people who wanted them.. the prison has now been sold off for housing develpoment and they dont have anything to do with the garages, my parents say leave it all alone because if i open this can of worms i could just lose out on it all... but on the other hand i could end up officially with a garage worth a few thousand.. one was up for £8000 in the next town over..

You can run a land registry check for a few quid but i suspect it may be hard to find as they might not have an address for it as such. Probably aren't registered at all if they are old.

Like i say go to a solicitor first and explain it to them. They are on your side so i would just explain that you dont want to loose it and tell them to be careful. It may be the case that you would have to prove ownership or maybe occupancy but if its not registered i dont believe theres anything stopping you registering it without deeds. If someone else has it registered you can also enter a sort of 'dispute' where you stake a claim and if anyone then tries to transfer it at a later date they have to prove its theirs. That stops third parties swooping in and stealing it.

Im no expert tho. Its just what ive come across while trying to buy old buildings..

Is it not that if you've been looking after or using said land etc for a certain time period unchallenged etc....you have some rights to claim it as your own ?

Defo get a solicitor on the ball asap
